If you own a terraced or semi-detached property and wish to carry out extensions, basement excavations or works cutting into the main structural walls of your property you will probably need to serve Party Wall Notices and Line of Junction Notices
We serve the relevant Notices, undertake schedules of condition , agree, draw up and publish Awards for both building owner (i.e. person doing the work) and adjoining owners (i.e. those affected by neighbouring works)
It is likely that if you are doing significant works to your house or office, you will need an Award and you should contact us not less than two months before your builder needs to start any works
The building owner doing the works is liable for all fees for the Party Wall Awards
If your neighbour wants to carry out work he will serve Notice on you and you must respond promptly or you will have a surveyor appointed for you. Send us the Notice and drawings and we will advise you of the implications of the work and agree an award and schedule of condition. This will be checked when the works are finished and any repairs arranged.
